Sleepouts

The spare room you do not have to build

Adding a room to a house is slow and expensive. A container sleepout arrives finished, sits on piles or a pad, and is usable the day it lands - at a fraction of the cost and disruption of an extension.

We insulate and line them properly, fit windows and a proper door, and finish the interior so it feels like a room rather than a converted box. Plumbing for a small ensuite is an option where you have services available.

FAQ

Sleepouts, answered

Almost always yes if someone is going to sleep in it. A habitable space triggers consent in most council areas, and if it has plumbing that is another consent again. We build to a standard that supports your application and can supply specifications for it.

Usually, on piles or a prepared pad. The ground needs to be firm and reasonably level, and the truck needs access to place it. We will assess this with you before you commit.

Yes, once insulated and heated. That is the whole point of doing it properly. An uninsulated container sweats and gets cold, which is why we do not sell them for this use.

Yes, provided it is on piles rather than a permanent foundation. That is a real advantage over a built extension - the sleepout is an asset you can take with you.

Need an extra room?

Tell us who it is for and where it is going, and we will design and price your sleepout.
